Buying a New Construction Home Near Raleigh? 7 Questions to Ask Before You Sign

A model home can make it easy to picture your next chapter. But before you choose a homesite or sign a builder’s contract, take time to understand the full cost, the timeline, and what comes with the house. Whether you are looking in Raleigh, Garner, Clayton, Fuquay-Varina, or another Triangle-area community, these seven questions will help you shop with more confidence.

1. What is included in the advertised price?
The price on a sign may describe a base floor plan, a particular inventory home, or a home with selected upgrades. Ask for a written list of included features and prices for the lot, elevation, finishes, appliances, and any options you want. If you tour a model home, ask which features are upgrades.

2. What will the full monthly payment look like?
The mortgage payment is only part of the picture. Ask your lender to estimate principal and interest, property taxes, homeowners’ insurance, mortgage insurance if applicable, and HOA dues. For a newly built home, ask how the tax estimate was calculated; the amount may change after the completed home is assessed. Choose a payment that works for your budget, even if you are approved for more.

3. How do the builder’s incentives work?
Builders may offer closing-cost help, a rate buydown, or other incentives, sometimes tied to a preferred lender or closing attorney. Ask what you must do to qualify, when the incentive expires, and whether it can be used for the costs that matter most to you. Compare the purchase price, cash needed at closing, monthly payment, and total loan costs. A larger advertised incentive does not automatically mean a better overall deal.

4. Can I compare lenders?
Yes. Request Loan Estimates from lenders using the same purchase price, down payment, loan type, and estimated closing date. Compare the rate, points, lender fees, lender credits, cash to close, and projected payment. The Consumer Financial Protection Bureau recommends comparing Loan Estimates to understand your options. If an incentive depends on using the builder’s lender, include its value in your comparison.

5. What happens if the completion date changes?
For a home still under construction, ask what the contract says about estimated completion, extensions, financing deadlines, and your deposit. If your current lease is ending or you need to sell another home, build some flexibility into your plans. Ask your lender how long a rate lock lasts and what an extension could cost.

6. What inspections and warranties are available?
A new home deserves a careful review, too. Ask when you can bring an independent inspector, which construction stages can be inspected, how walkthrough items will be documented, and what the builder’s warranty covers. Get the warranty terms and instructions for requesting repairs in writing.

7. Who is representing me?
The sales representative at the model home works with the builder. A buyer’s agent can help you compare communities, review the purchase terms, track deadlines, and ask questions throughout construction. If you want your own agent, contact them before your first visit and ask the community how agent registration works. Your agent should explain the buyer representation agreement and compensation terms before you tour together.
